The London Borough of Barking and Dagenham has granted planning permission to Ecogrove Homes for the development of 88 low carbon homes on a 3.97 hectare green belt site in Chadwell Heath.

The homes will all be five bedroom detached houses and will all be made available for private sale. They will be constructed in accordance with the Code for Sustainable Homes level 6, which is the maximum rating available and which is assessed to be carbon neutral.

The scheme will also provide improvements to Wellgate Community Farm which is located on the site, including a new farmhouse and 5,244 square metres of additional land.

The Council's development control committee first resolved to grant permission in April last year. The final consent follows the completion of a section 106 agreement between the Council and Ecogrove under which the developer is obliged to pay £200,000 to the Council to contribute towards schools and education in the area.

The site is located within the Metropolitan Green Belt and residential development on such land is inappropriate under the National Planning Policy Framework. However, the Council said this was outweighed by the benefits the scheme would provide, including the development of zero carbon homes and the likeliness that the scheme will secure the future of Wellgate Community Farm.
