Developer Countryside Properties has submitted a hybrid planning application to the London Borough of Barnet for a major residential redevelopment of the Dollis Valley housing estate in north London's Chipping Barnet.

The proposed development, which Countryside will deliver with housing association London & Quadrant (L&Q), will comprise 616 new mixed-tenure homes as well as green spaces and community facilities including a pre-school nursery. The existing Council-owned estate on the site will be demolished.

The scheme will be developed through five phases, with the first phase to comprise 108 homes. A five-week consultation on the first phase plans is due to be launched shortly.

The proportion of affordable homes that will be provided will be delivered under Countryside's 'It's Your Choice' scheme, which allows tenants and leaseholders to customise their new homes.

The Council selected Countryside and L&Q as its preferred development partners for the scheme in November 2011.

“It has taken us a lot of time and effort to get to this stage and I’m very pleased the proposals being put before our planning committee offer a wide range of homes with their accompanying educational and community facilities suitable for generations to come,” said Council leader Richard Cornelius in a statement.

“The partners have worked closely with residents and the local community of Chipping Barnet to ensure the new scheme design supports their aspirations for sustainable homes, new and improved facilities and a thriving mixed community," said Countryside deputy chairman Richard Cherry.

“The submission of the hybrid planning application is another significant step to meeting these needs,” he said.

“With our partners, L&Q plans to create high-quality homes for people on a range of incomes, and new community facilities. This is a fresh start for the estate and its residents,” said L&Q group director for development and sales, Jerome Geoghegan. 

Subject to the grant of planning permission, work on the first phase of the scheme is expected to start in the autumn.
