Developers of residential schemes within Gedling Borough Council's administrative area could be subject to community infrastructure levy (CIL) rates of up to £70 per square metre under proposals launched by the Council this week. 

The Council has published its draft charging schedule (DCS) (9-page / 1MB PDF) for an eight week public consultation. The DCS sets out proposals to divide the borough into three areas with different residential charges.

The highest proposed rate of £70 per sq m would apply in Zone 3, which covers Newstead, Ravenshead, Woodborough, Lambley, Burton Joyce and Stoke Bardolph. A rate of £45 per sq m would apply in Zone 2, which covers Calverton, Mapperley Plains, Woodthorpe, Porchester and Gedling. A nil rate levy would apply across Zone 1 covering the rest of the borough.

The proposed residential rates have been lowered slightly from the rates set out in the preliminary draft charging schedule (PDCS) which the Council consulted on last year. The PDCS had proposed a rate of £95 per sq m in Zone 3 and a rate of £55 per sq m in Zone 2.

For retail developments falling within Use Classes A1-A5, the Council has proposed to set a rate of £60 per sq m in the 'Urban Zone' and a nil rate levy in the 'Rural Zone'. All other uses across the borough will be subject to a nil rate levy if the draft rates are adopted. These rates remain the same as those proposed in the PDCS.

The consultation is open for comments until 16 December. The Council said it expects to bring CIL into effect in late 2014.
