Outline planning permission granted for 650 Taylor Wimpey homes in Cheshire


Outline planning permission has been granted for a new development which will provide 650 new homes, a new country pub, shops, a play area and two habitat areas in Crewe, Cheshire.

Developer Taylor Wimpey, has been granted permission to develop the 24.2 acre site at Coppenhall East. It was considered by Cheshire East Council's Strategic Planning Board (SPB).

The development will provide 650 new homes of various types and sizes, 35% of which will be available for affordable housing and will be spread throughout the site.

The permission includes consent to demolish the Cross Keys public house to make way for a new roundabout. A new public house is proposed to replace the Cross Keys, along with a local convenience store.

The development includes provision for new public open space including a play area, sports pitch and informal recreational areas. The plans also include two new habitat areas, which will be created for great crested newts and barn owls that currently inhabit the site.

The application was placed before the SPB at a meeting on 7 September. However, it was resolved that the application be deferred so that further assessments could be undertaken in relation to highways and traffic, schools and the availability of brownfield sites.

Taylor Wimpey has agreed to contribute £960,820 to improve local highways and ease congestion surrounding the site. The developer has also entered into a number of agreements with the Highways Agency to provide further highways improvements, which are fully funded by the developer.

The developer has also agreed to pay an education contribution of £161,752 and £222,606 to pay for three years of bus service funding.

Development on the greenfield site was found to be necessary after an assessment found that brownfield sites alone could not meet the future housing needs of Crewe, let alone the Borough.
