The Council has proposed two different rates for residential schemes, depending on location. For developments within the Town centre, Sheerwater and Maybury, the proposed rate is set at £75 per sq m. A higher rate of £125 has been proposed to apply across the rest of the Borough.
The Council said it believes that the proposed differential rates would complement the overall spatial strategy of its Core Strategy, which it said seeks to concentrate most new development at the Town, District and Local Centres and at 'Priority Places'.
All types of retail developments would be subject to a rate of £75 per sq if the draft charges are adopted and a nil rate levy would apply to all other commercial and non-residential uses.
The rates set out in the DCS have not been changed from the rates set out in the Council's preliminary draft charging schedule, which it consulted on earlier this year.
The consultation will be open for comments until 30 August. The Council said it expects to implement CIL in April next year.
